This Privacy Policy explains how LizWiz, Inc. (“LizWiz,” “we,” “us,” or “our”) collects, uses, discloses, and protects information when you use our websites and services (collectively, the “Service”), including the LizWiz – AI Assistant for Tenants.
1. Scope
This Privacy Policy applies to information we process when you create an account, upload documents, use chat features, request support, purchase a subscription, or otherwise interact with the Service. It does not apply to third-party websites, products, or services that you may access through links from the Service.
2. Information We Collect
We collect information in three main ways: (a) information you provide, (b) information collected automatically, and (c) information from third parties.
- Account information: such as your name, email address, authentication identifiers, Firebase account identifiers, and sign-in provider information (for example, Apple Sign-In or Google sign-in).
- Content you submit: chat messages, prompts, responses, feedback, and related metadata.
- Documents and files you upload: including leases and related materials (PDFs, images, or other document formats). These may contain personal information and information about your rental situation.
- Derived/processed content: text extracted from uploaded documents (including OCR), previews, summaries, embeddings/vector representations, and other generated outputs used to provide the Service.
- Support and communications: information you provide when you contact us, and emails we send to you (for example, account-related messages, invitations, notifications, and support responses). We may also send product updates or service-related communications, and you may be able to opt out of non-essential communications.
- Payment and billing information: Payments are processed by Stripe (including via Stripe Checkout, a hosted checkout page). Stripe processes payment card details. We receive limited billing details and payment/subscription metadata from Stripe (for example, subscription status, invoices, and payment method details such as type and last four digits). We do not store full card numbers.
- Usage and device data (automatic): IP address, device/browser type, pages viewed, timestamps, analytics data (including Google Analytics), and diagnostic, security, and performance logs. We may also derive an approximate location from IP address.
- Mobile app and permissions data: if you use a mobile or native app experience, we process app version, platform, push notification token, notification preferences, crash and diagnostic data (including Firebase Crashlytics), and device/runtime data needed to operate mobile features.
- Cookies and similar technologies: we use cookies and local storage that are necessary to operate, secure, and maintain the Service, and to store user preferences (for example, language/locale). We may also use analytics tools such as Google Analytics to understand usage and improve the Service.
Sensitive Information: The Service is not intended for the processing of highly sensitive personal information (such as Social Security numbers, government ID numbers, financial account credentials, or medical information). If such information is included in uploaded content, we will process it only as necessary to provide the Service, maintain security, and comply with applicable law, and we may remove or restrict such content where appropriate.
3. How We Use Information
We use information for the following purposes:
- Provide and operate the Service: create accounts, authenticate users, store files, and deliver core features.
- Process documents: extract text/OCR, analyze lease content, and generate summaries and other outputs you request.
- Provide AI-assisted functionality: process your prompts, messages, and relevant document text to generate responses and outputs.
- Improve, troubleshoot, and maintain: debug issues, monitor performance, analyze usage, and enhance features and user experience.
- Security and fraud prevention: protect the Service, users, and our systems, and enforce our Terms of Service.
- Communications: send service-related messages (for example, account notices, invitations, verification notices, support responses, reminders, and updates), and limited product or feature communications where permitted by law.
- Payments: enable subscriptions (including monthly or yearly plans), invoicing, fraud prevention, and billing support.
- Compliance and legal obligations: comply with applicable laws, respond to lawful requests, and maintain necessary records.
4. AI Processing and Model Providers
The Service uses third-party AI/LLM providers, such as OpenAI and Google Gemini, to process text and generate outputs. We may transmit portions of your content, such as chat messages and relevant extracted document text, to these providers solely to perform the requested functionality.
- uploaded lease-related documents and files (including text documents, images, and other supported formats),
- text extracted from those documents (including OCR),
- chat messages, prompts, and any attached files submitted by the user.
These files and messages may contain personal information such as names, addresses, dates, amounts, lease terms, and other rental-related details, which are processed only to provide the requested features, including document analysis, dashboard auto-fill, lease summaries, and AI-assisted responses.
We use these providers as service providers/processors. Where available, we configure provider services to limit or prevent the use of submitted content for training their general-purpose models. Provider policies may change over time.
Minimization: We aim to send only the information reasonably necessary to generate the requested output. However, content you submit may include personal information that is processed as part of the requested functionality.
Data is transmitted securely over HTTPS to these providers.
5. How We Share Information
No sale of data: We do not sell your personal information. We do not share your personal information with landlords, data brokers, or third parties for their independent marketing, profiling, or decision-making purposes. We do not use your personal information for advertising profiling.
We may share information only in the following circumstances:
- Service providers and infrastructure: including providers for authentication, databases, file storage, analytics, and compute infrastructure (for example, Google Firebase and Google Cloud).
- Email delivery: via Postmark for account and service-related communications.
- AI/LLM providers: as described above, solely to provide requested features.
- Payments: via Stripe for payment processing and subscription management.
- Legal and safety: We may disclose information to comply with applicable law, legal process, or governmental requests, or to protect the rights, security, and safety of LizWiz, our users, and others.
- Business transfers: in connection with mergers, acquisitions, financing, reorganization, or asset sales.
- With your direction or consent.
We require service providers to process personal information only for authorized purposes and with appropriate safeguards.
6. No Sale / No Targeted Advertising Sharing
We do not sell personal information and do not share personal information for cross-context behavioral advertising.
7. Data Retention
We retain information for as long as necessary to provide the Service and for legitimate business purposes such as security, dispute resolution, and compliance.
- Uploaded documents and derived outputs are retained to support ongoing functionality in your account.
- Logs, analytics data, and security records are retained for a limited period to protect the Service and prevent abuse.
- Deleted content may persist temporarily in backups or logs before being removed or de-identified.
8. Deleting Documents and Account Deletion
You may delete uploaded documents within the Service.
You may delete your account and associated content using in-app account deletion tools or by contacting us at the email below. We may verify your identity before fulfilling requests.
9. Notifications, Device Permissions, and Similar Technologies
We may request access to device capabilities such as push notifications, local storage, and similar technologies to operate features you enable. You can control permissions and notifications through your device or browser settings, but disabling them may limit functionality.
10. Your Choices and Rights
You may have rights under applicable U.S. laws to:
- Access personal information we hold about you
- Request correction or deletion of your information
- Obtain a copy of your data

Categories of personal information we collect:
- Identifiers (e.g., name, email address)
- Internet or other electronic network activity (e.g., usage data, analytics, log data)

- Content of communications and files you provide (e.g., chat content, uploaded documents)
- Device, diagnostics, and mobile app data (where applicable)
Purposes for collection: providing, operating, securing, improving the Service, managing payments and subscriptions, and complying with legal obligations.
Categories of recipients: service providers (cloud infrastructure, analytics, AI providers, email delivery, payment processing), and disclosures for legal and business transfer purposes as described above.
We do not sell or share personal information for targeted advertising.
Non-discrimination: We will not discriminate against you for exercising privacy rights. However, certain features may require certain information to function.
12. Security
We use reasonable administrative, technical, and organizational safeguards designed to protect information. This includes encryption in transit (HTTPS/TLS), access controls, monitoring, and security practices appropriate to the nature of the data. However, no method of transmission or storage is 100% secure.
13. International Users
The Service is operated in the United States. Information may be processed and stored in the United States and other jurisdictions where our service providers operate.
14. Children’s Privacy
The Service is intended for adult users (18 years or older), such as tenants and renters. It is not directed to children, and we do not knowingly collect personal information from individuals under 18.
15. Changes to This Privacy Policy
We may update this Privacy Policy from time to time. We will update the “Last Updated” date and provide additional notice where required by law.
